Siemens Real Estate (RE) is responsible for the professional management of Siemens' real estate portfolio worldwide. RE manages the real estate portfolio, operates the properties, and is responsible for building projects and the purchase and sales of real estate. RE thus ensures that the use of resources is optimized and sustainable in terms of costs, transparency, and efficiency. This includes the acquisition, setup of new commercial/industrial real-estate, renovations, disposition of locations and servicing customers with a broad set of service offerings.

introduction: North China main office locates in Shenyang, Xi’An, Nanjing, Tianjin ext. Including other small offices total manageable area is around 18,000 sqm.

You'll make an impact by

  • Acting as internal and external interface on day-to-day basis for all RE related topics across Siemens and multiple sites.

  • Handling and negotiating all lease-related topics including new letting, renewal and termination to optimize cost efficiency for Siemens.

  • Managing all local RE portfolio according to RE standards, processes and regulations. Continuously analyzing department cost and revenue to ensure profitability of RE portfolio.

  • Driving continuous improvement of RE costs towards internal customers.

  • Ensuring proper administration of financial, contract and documentation aspects of RE portfolio and related service management (both hard and soft services).

  • Managing and supervising 3rd party services on renovation, maintenance and repair of office equipment & facility. Ensuring all equipment is in optimal function and meets EHS requirement.

  • Monitoring payment request and invoicing process to ensure all transactions comply with defined RE policies, company mandate and local law.

  • Working closely with local & RE finance team for monthly forecast, annual budget planning and ad-hoc reporting.

  • Defining RE future strategy in coordination with local and regional management.

  • Supporting and driving digitalization, decarbonization, sustainability and ESG related topics with systems and tools.

  • Regularly reporting to and close cooperation & communication with regional management.

  • Supporting ad-hoc topic, e.g., global insurance and Risk Internal Control application.

  • Evaluating risk that may affect company’s operations, collaborating with local core members, and making proposals to management for approval.

Your defining qualities

  • Advanced management skills and expertise.

  • Knowledge of Siemens business, organization, processes & internal customer requirements.

  • Knowledge of real estate market of the area as well as mechanism & tasks.

  • Knowledge in multiple Corporate Real Estate disciplines, e.g. Asset Management, Property Management, Facility Management, Procurement of Real Estate Services & Legal aspects.

  • Basic knowledge in Business Administration.

  • Strong Customer orientation.

  • Good communication skills & social competency.
