It is responsible for a real estate portfolio of 8.4 million square meters of office and production space at 1,600 locations worldwide and handles it from a cost, transparency, and efficiency perspective. SRE also offers consulting services to external companies in portfolio strategy and new working environments. We are hiring a Facilities / Property Manager to oversee our facilities in Lexington, NC. We would love to use your knowledge and curiosity about innovation topics that change our digital future with real estate. Are you in?

What your day-to-day will look like:

  • Manage Buildings & Facilities consistently with best-in-class operations, including developing deep, trusting relationships with Property Management, Vendor Management, Site Access Control, and Customer Relationships.

  • Responsible for implementing and maintaining the Quality Assurance Program for respective facilities, including but not limited to building conditions, janitorial program, MEP, landscaping, etc., and preventative or corrective maintenance schedules as needed.

  • Develop and implement 5-year project maintenance plans.

  • Analyze and provide FM and maintenance cash flow forecasts and project forecasts.

  • Drive savings in FM efficiencies (through bids/contracts, repair vs. buy decisions, equipment lifespan reviews, etc.).

  • Evaluate the service delivery model and provide input to the Management Team.

  • Ensure alignment to maintenance principles, guidelines, processes, and local building standards and regulations, including accurate documentation of owned buildings in the asset register.

  • Responsible for resolving various tenant billing issues, including CAM reconciliations, direct billing expenses, and other leasing obligations that may affect landlord and tenant.

  • Handle purchase orders and invoices from creation to approval.

To thrive in this role, you have:

  • Bachelor's degree in Business Management or a related field or equivalent experience. Professional designations such as CFM, CPM, or FMP are preferred.

  • 5+ years of Facilities Management experience running multiple buildings or a campus environment. Facilities management in industrial or manufacturing experience is preferred.

  • 3+ years of experience in real estate and construction project management.

  • Validated experience in handling schedules and budgets of multiple projects/efforts simultaneously.

  • Knowledge and capability to read and decipher construction drawings, as-built drawings, lease documents, and vendor contracts.

  • Comprehensive skills and experience in facilities management, building operations, and asset management, including real estate-related applications and building technologies.

This position is based in Lexington, NC. We offer a variety of health and wellness benefits to employees. The salary may be higher or lower depending on the budget and the candidate's experience, knowledge, skills, and qualifications.
